One developer, two very different products

Most people evaluating Sattva Springs are surprised to learn that the same developer is also building a 3,460-home township 45 kilometres north. The contrast is useful. It tells you something about the range of what Salarpuria Sattva can execute — and it clarifies what makes Springs a deliberate choice, not just a smaller version of the same thing.

Sattva City is a residential township on International Airport Road (NH 44) near Chikkajala-Doddajala in Devanahalli, North Bangalore. Fifty acres, 84 percent open space — roughly 42 acres of parks, a Miyawaki forest, a lake with viewing decks, urban boardwalk, jogging and cycle tracks. Thirteen towers, 16 to 21 floors, around 3,460 homes across 2 BHK to 4 BHK configurations plus penthouses. RERA registered (PRM/KA/RERA/1251/446/AG/210225/002303) at the Karnataka RERA portal. Possession from December 2029.

The 15-minute city concept

Sattva City is built around the 15-minute city framework: every daily need within a 15-minute walk or bike ride from home, no car required for routine life. Inside the campus there is a retail spine, medical centre, pharmacy, ATM, crèche, pet clinic, and concierge. Whether this actually reduces daily car use depends on how well the campus is managed over time. But designing the infrastructure for it from day one is a different starting point than most apartment projects.

Sattva Springs takes the opposite approach. It makes no claim to be a self-contained city. It is 66 villas on a defined plot in South Bangalore, with the entire infrastructure of an established neighbourhood already surrounding it — schools, hospitals, restaurants, and retail within 5 km on Kanakapura Road. The value proposition is different: private space and green living in a location already served by the city, not a new township trying to build one.

Amenity depth: 250+ vs. boutique

Four separate clubhouses at Sattva City. The main clubhouse includes a temperature-controlled indoor pool, a 440 sq. mt. gymnasium, squash court with viewing gallery, pickleball and badminton courts, spa with sauna, steam, and jacuzzi, yoga deck, cafe lounge, banquet hall, AV room with recliners, crèche, pet clinic, medical centre, pharmacy, and ATM. Outdoor: golf putting green, cricket practice nets, skating rink, butterfly garden, Miyawaki forest, and a dedicated pet park. Total amenity count exceeds 250.

At Sattva Springs, the scale is smaller and the quality of each amenity more individually considered. A clubhouse, pool, gym, landscaped paths, and outdoor spaces designed for 66 households rather than 3,460. The per-person experience of a facility shared by 66 families is materially different from one shared by 3,000+. That is not a criticism of Sattva City — it is just an honest description of two different models.

Pricing: ₹1.82 Cr to ₹9.6 Cr

Sattva City covers the widest price range in Sattva Group's current Bangalore portfolio. A 2 BHK (1,306–1,352 sq ft) starts at ₹1.82 crore. A 3 BHK (1,925–2,003 sq ft) from ₹2.48 crore. A 3.5 BHK from ₹3.04 crore. A 4 BHK with staff room (2,711–2,975 sq ft) at ₹3.5–4.06 crore. Penthouses top out near ₹9.6 crore. These are launch prices — typically the entry point of the appreciation curve in well-executed Sattva projects, where early buyers in past projects have seen 30–40% appreciation before possession.

Sattva Springs sits at a premium that reflects the villa format and South Bangalore location. The formats are not directly comparable: a Springs villa and a Sattva City apartment are different products for different buyer types, even at overlapping price points.

The location difference

Sattva City is in Devanahalli, 10 minutes from Kempegowda International Airport and on the NH 44 corridor. The corridor has strong long-term infrastructure momentum: airport expansion underway, the proposed Aerospace SEZ, KIAB road improvements, and proximity to Manyata Tech Park via the northern ring. For buyers anchored in North Bangalore or who travel frequently, the location is genuinely practical.

Sattva Springs is on Kanakapura Road, in South Bangalore. For buyers commuting to Electronic City, Bannerghatta Road, Sarjapur, or the NICE Ring Road, South Bangalore is the logical location. The Devanahalli-to-Electronic City commute is 40–50 minutes minimum; that cost is paid every working day. Location is not a preference — it is a constraint that determines which project makes sense.

The developer in both cases

Salarpuria Sattva Group has operated since 1993 and delivered more than 78 million sq. ft. across 124 completed projects. Its CRISIL AA/Stable rating reflects financial stability and debt management discipline — context that matters when evaluating any project with a 2029 possession date. The developer consistently registers projects under RERA before launch rather than after — Sattva City's RERA was filed in February 2025, Springs has its own Karnataka RERA registration. That discipline reduces one significant risk category for buyers on either project.
